          A 9.6% increase in global searches for office space amenities affirms a growing trend for ‘space-as-a-service’ solutions.

          Recent findings from office space search specialists, The Instant Group, suggest an increased demand for service-focused workspace with searches for amenities on the rise globally.

          With ’24-hour access’ and ‘furnished’ retaining their positions as the most sought after requirements, comparable data from the last five years shows a major shift on other amenity preferences indicating a desire for so much more than just physical space.

          Changing occupier demands

          Over the last five years, a 5th (21%) of all amenity searches have historically been for ‘furnished’ space, but with hybrid and flexible working, the traditional 9-to-5 workday structure has evolved and ’24-hour access’ now tops the list of most sought after amenities.

          Additionally, while ’24-hour access’ and ‘furnished’ have retained their top search spots, their share has decreased over the last year. These features, at one time exceptional, are now considered standard expectations, with occupiers now anticipating a wider selection of facilities.

          The most significant increases in share of amenity searches over the past year have been in ‘services included,’ ‘parking,’ and ‘fixed cost,’ demonstrating a definite shift in priorities for today’s occupiers.

          Accounting for more than half of workspace amenity searches globally, these top five requirements reflect the importance they play in the current office space market.

          The future of workspace

          With hybrid working arrangements here to stay, at least for the foreseeable future, the traditional workspace framework looks set to experience continued transformation with amenity preferences evolving from ‘nice to have’ to essential requirements.
