Demand for less formal and smaller serviced office spaces is on the rise and the trend looks set to continue.

According to Richard Kauntze, chief executive of the British Council for Offices (BCO), smaller tenants are becoming the norm and they tend to have less complicated office space requirements than their larger counterparts.

“Open plan is dominant, it is more efficient to have open plan and people generally like it,” Mr Kauntze said.

He added: “It is [also] more environmentally friendly, because generally air-conditioning systems work much better in open plan.”

He added coupled with less formality and more flexibility, the open plan office space is a direct result of increasingly mobile working practices – which includes the rise of hot desking.

“You have got to be able to adapt to your changing business needs,” he concluded.

TMCNet contributor Charles West recently claimed that ‘anywhere access’ is quickly becoming the cornerstone of the modern office space.
