BE.Spoke signs further 24,000 sq ft of space for corporate flex occupiers
BE.Spoke, the corporate flex space division of BE Offices, today announces it has signed two further leases totalling 24,000 sq ft taking its centres to five.
The two new centres are in Fitzrovia and Southampton and have been acquired for specific major corporate clients in what are essentially turnkey projects.
BE.Spoke has taken a 10 year lease on approximately 12,000 sq ft over two floors in Lothbury’s 20 Rathbone Place, London W1. The corporate flex space provider has delivered an end-to-end managed property solution for a leading UK based multinational energy and services company creating customised workspace for two of its key technology divisions, and will be home to 200 people.
Each floor reflects the brand, image and culture of each business division and has been designed and delivered to the client’s precise specification. The space incorporates a mix of focus areas, open plan collaboration zones and social spaces designed to encourage creativity, increased staff engagement and productivity.

“The client outsourced the entire process to BE.Spoke which ensured cost certainties as well as efficiencies and a high service level throughout. Also, it means the client is free from any reinstatement costs at the end of its term of occupation.”
In Southampton BE.Spoke has signed a 10 year lease on two floors of Grosvenor House, Grosvenor Square, totalling just over 12,000 sq ft. This is the second corporate flex project BE.Spoke has undertaken for the same UK-based multinational professional services company this year – the other being in Belfast.
In addition to the two floors of customised workspace BE.Spoke is also providing a Headspace coworking amenity for the client to use. Headspace is BE Offices’ coworking division.
As with the Fitzrovia centre, the lease liability, fit-out, FM, hospitality-led services and dilapidations have all been out sourced to BE.Spoke, giving the client flexibility, agility and award-winning service delivery as well as the option to extend the term or even expand its space requirements.
